Recently I dragged my wife on a business trip to the Gold Coast.
Of course she didn’t complain one bit… not with the amount of fun we had enjoying the natural wonders of the Gold Coast, the beautiful weather, the amazing restaurants, shops and street markets (they have them 4 nights a week in the middle of winter – that doesn’t happen in Perth). We even managed to squeeze in an Eagles Football game and the V8 super cars.
Believe me, I did go there for business…
As a property acquisition specialist I do get to travel to major centres and cities in this beautiful country of ours to meet with the developers and to view potential property investments for our clients.
First stop… was a catch up with the team from Robina Projects. Lucky for us they had organised it to be at the new Metricon Stadium to watch an Eagles vs Gold Coast Suns game from the lounge; which was situated about the Gold Coast Suns interchange gates. I was close enough to give footy tips to the players and I got rather vocal with Josh Hill and told him “not to be lazy and run” – A wee bit of fun for us avid Eagles supporters!!
The next day we viewed Robina Projects latest display centre at City Village.
What a display centre; overlooking the whole of City Village and centre stage was a scale model of the new Boheme Apartments.
The real wow factor of the display centre was a section that opened into a 2 bedroom fully furnished apartment, including a balcony that easily accommodated an 8 seater table and BBQ with room to entertain. This model apartment gave you a complete picture of how the apartments, once completed, will feel, look and function. Pretty amazing, it wasn’t pokey and really didn’t feel like an apartment, it felt like a full size spacious house.
The rest of City Village as grown spectacularly since our last visit. Stages 1,2,3 are now completed, and the development is impressive and seriously beyond my expectations. It is open, modern and surprisingly quiet considering builders are on site at the other stages and while it doesn’t have the hustle and bustle of CBD… it is in the heart of one.
Riverlily… last time we visited we stood on a mound of dirt, overlooking the creek with the cows on the pastures with the Gold Coast skyline in the distance.
But Now…
Riverlily has been transformed into a unique luxurious gated development with a community pool immaculate gardens. Where else can you find an idyllic tranquil location overlooking a creek and hectares of open, never to be developed green space where cows graze and a backdrop Gold Coast views? As I stood on the construction site of my own townhouse in this development my thought was ‘I could happily live here, no wonder it is sold out’.
The growth that has occurred in Robina has given the area a vibrancy that meets the brief of somewhere to live, work and play… once again cementing the fact that this is the place to invest for the future.
The final Robina Projects development we viewed was the Botanique Terraced Homes, and what a location! Botanique Terraced Homes are nestled between the bush and a lake with golf course views. Position within easy access to main roads, and walking distance train station hospital and Robina Town Centre – Gold Coast City’s premiere shopping dining and entertainment destination.
Rental Management
Did you know that when you purchase an investment property through The Wealth Centre we assist with you with a local Property Management team? We also keep in contact with your property manager for regular updates on your property to ensure it is in line with your financial goals.
When I visit to a location I always meet with property managers in order to acquire unbiased information regarding the local rental market. Unlike a developer, a good property manager will be able to give you an indication on how certain types of properties, developments and locations compare in the market place.
This trip I caught up with Professionals Robina, the team that manage our investment properties, and who we always have a good giggle with, just ask Nerissa in our office all about them! Our meeting included analyse of current rental movements in the area. This confirmed that the properties we have selected are definitely more desirable due to their superior quality and location. This is very important to us as they manage 67 properties for our clients including 2 that belong to TWC staff members and 3 of my own.
I came away from Robina with the feeling that once again we have made the right moves at the right time. We feel privileged to be able to present these opportunities to our clients.
At the end of the day I was struggling to find comparable products in our local Perth market.
Enough for one day…
Stay tuned for the rest of my trip …
